Yeah, I'm wondering if I'm at a point where I should cut my losses but dunno.

As for missing NC, there are parts I definitely miss. I miss the trees and the "bluegrass" type of culture. Mebane was a lot slower than Austin, obviously. I mean, now, I live in Austin and work in Austin so there is no slowing down. But with NC, I worked fast in RTP and lived slow in Mebane so it was a nice balance.

Austin, just since the two/half years I left, has become mini-Dallas which is never a good thing.

Unfortunately, everyone in the media (read: CNN) is still pitching Austin as the top 3 place to live. But quite honestly, everything that made Austin the cool place to live is pretty much gone. For the most part, you can thank the Californians who moved in after selling their homes for 1mil and buy a comprable home for 500K and then left went things when bad. It must be nice to have that kind of surplus money to throw around after selling your normal house in San Jose but you totally f*ck with our market here in small town Austin (comparably) when you do that.

A good example is the Intel "shell" that still exists downtown. It was a building Intel started and never finished because they abandoned the project when their revenue went bad. So, five years now, Austin has this stupid unfinished cement shell of a building. Looks like an unfinished parking garage. Thanks Intel! At least we have a strong AMD presence in Austin to counter it!
